Closed competition. The mission was to create a project that is conscious of the urban impact and the architectural heritage of Gemmayze as well as functionally intelligent, feasible and economically rational. this translates into: favor the isolation of the towers and the social integration of other functions place the towers as far as possible from the streets in order to reduce their immediate nuisance conceive high and thin tower in order to avoid a harmful architecture for the urban environment as well as to create a signal at the northern entrance of the city. isolate the towers and their access from the atmosphere of gemmayze optimize the structural study in order to maximize the flexibility of the plans place the low rises on the street in order to preserve the alignment and to create exploitable interior spaces. devise a façade study which reinterprets the very distinctive style of gemmayze. take advantage of the touristy boom of gemmayze to attract an influx towards the commercial parts of the project. create two interior spaces: one private and one public with a separation between both. study the access and circulation separations between the different users of the project. with 109 architectes and Youssef Tohme.
